Book directly through us to avoid extra fees that Third-party platforms (Airbnb, VRBO, etc) charges. 📲

🌡️🛁 Hot tub available for $15/night. Just add it when booking - if you don't want to use it, no worries, you don't need to pay for it! 

❌ No outside visitors, unregistered guests or day guests allowed. No events or gatherings that include anyone outside of your registered guests.

🔒 Before booking:

  1. Sign Short Term Rental agreement within 24 hrs (you'll be directed to the link online when booking).
  2. Upload matching photo ID within 24 hrs.
  3. Input registered guests' names when booking as directed.
  4. $1000 Security Deposit HOLD is collected 24 hrs before check-in.
  5. Request hot tub access within 24 hrs of booking if you would like to use it during your stay.
  6. Dog Friendly: non-shedding, hypo-allergenic dogs welcome, under 40lbs. Reach out for info on Dog Policy.

Rates & Availability

Cancellation Policy: Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.

A $1000 Refundable damage deposit is required and can be submitted through our booking site. For Airbnb bookings, it must be paid via Venmo or PayPal, while VRBO or direct website bookings can use a credit card. The base nightly rate includes accommodation for 5 guests. If your party exceeds 5 guests, there's a $25 per guest per night fee when booking directly with Branch Hill Estate. However, if you book through a third-party platform like Airbnb, VRBO, or Expedia, the fee is $35 per guest per night, in addition to any platform-specific charges. Please note that discounts are only applicable for reservations made directly through our Branch Hill Estate booking platform and cannot be applied when booking through third-party platforms such as Airbnb, VRBO, Expedia, Houfy, and others.
